The subdivision has annual assessments for each residence, as listed in the Indenture document. The annual assessment for 2021 was $345 per residence. 100% of the assessments invoiced to residents for 2021 were collected. The 2022 assessment was set at $362.25 per residence, which is at the 5% maximum allowable increase versus the prior year. Assessments for 2022 were due by 10/15/22. The increase in assessments is mainly due to a substantial increase in the cost of trash and recycle collection that started in Spring of 2022. The 2023 assessment will be raised to the next maximum allowable level of $380.36. This is due to rising costs, mainly with our trash service. The 2023 budget is looking very tight at this point. Some of the items that the assessments pay for:
City and Village handles the regular collection of all assessments and distribution of payments for subdivision expenses. They will be sending invoices for the assessment, most likely around 9/1/23. The 2023 assessment fee will be due by 10/15/23. Assessments received after this date will be considered delinquent. Please remember that trash/recycling services may be suspended and/or liens placed on properties for unpaid assessments.
