The subdivision has annual assessments for each residence, as listed in the Indenture document. The annual assessment for 2023 was $380.36 per residence. All but two of the assessments invoiced to residents for 2023 were collected. The 2023 assessment was set at $380.36 per residence, which was at the 5% maximum allowable increase versus the prior year. Assessments for 2023 were due by 10/15/23. The 2024 assessment will be raised to $412.31. This is due to rising costs of living, trash service, and common ground maintenance. The 2024 budget is looking very tight at this point, and even with the raise of assessments this year, we will not be putting anything into reserves. The 2024 proposed budget was shared and discussed at the subdivision meeting on 8/7/23 and was handed out to everyone in attendance, emailed, and put on facebook.
Some of the items that the assessments pay for:
City and Village handles the regular collection of all assessments and distribution of payments for subdivision expenses. They will be sending invoices for the assessment, most likely around 9/2/24. The 2024 assessment fee will be due by 10/11/24. Assessments received after this date will be considered delinquent. Please remember that trash/recycling services may be suspended and/or liens placed on properties for unpaid assessments.
